Our inspection report will cover the condition of the home's heating system; central air conditioning system (temperature permitting); interior plumbing system; electrical system; the roof, attic, and visible insulation; walls, ceilings, floors, windows, and doors; and the foundation, basement, and structural components.
Generally speaking, home inspection reports are a compiled list of defects that are visually noted during the course of the inspection. In short, inspectors get paid to be negative. Let's face it, there is no such thing as the "perfect house" Whether we are inspecting brand new construction or a house that may be next on the national historical register, they all get "the list" Our mission is to leave our clients with a better understanding of the overall condition of their prospective home and to make an informed decision based on our work. In the event that significant problems are revealed, your real estate professional may negotiate with the sellers to address your concerns.
We prefer to have our clients present during or immediately following the inspection so that we can elaborate on what may well be complicated or technical issues that could be somewhat difficult for the average person to understand.
Depending on the size & conditions, times vary; on average, our home inspection will take 2 1/2 to 4 hours.
As a licensed building code inspector, I would strongly recommend an inspection during new construction or extensive renovations.
